FebruaryEvery homeowner eventually looks up at their ceiling and wonders if the roof is about to give up. It is a fair question. Replacing a roof is an enormous cost, and no one wants to be caught by surprise when rain starts trickling into an attic during a storm. In truth, the “expiration date” of your roof relies almost entirely on what you made in the first place and how much weather torture it has to endure.
The majority of houses use asphalt shingles, which are affordable and get the job done. Just don’t expect them to be there forever. An ordinary shingle roof typically lasts between 15-20 years. If you have the heavier, architectural shingles, you may be able to stretch that to 25 or 30 years. The major red flag is if you notice granules (resembling coarse black sand) coming out of the drainpipes, which can spell big trouble. That is the roof actually losing its protection. And then the sun begins to bake those shingles until they crack and fail.
If you hate the idea of replacing a roof every two decades, metal is the way to go. A solid metal roof is basically a shield that can last 50 years or more. It is tough, it reflects heat, and it handles wind like a pro. Then you have the “heavyweights” like clay tile and slate. These are heritage materials.
When installed on a house that is structurally sound enough to support its weight, a slate roof can easily last for up to 100+ years. Although the installation cost for slate is high, there is a very good chance that you won’t ever have to replace your roof again in your lifetime.
| Material Type | Realistic Lifespan | Maintenance Needs |
| Asphalt Shingles | 15 to 25 Years | Constant eye on shingles |
| Wood Shakes | 20 to 35 Years | High (watch for rot) |
| Metal Roofing | 40 to 70 Years | Very low |
| Concrete/Clay | 50 to 100 Years | Heavy but durable |
| Slate Stone | 100+ Years | Set it and forget it |
It is not always age that kills a roof. Sometimes it is bad luck or bad planning. Poor attic ventilation is a major culprit. If air cannot move, the heat gets trapped and “cooks” the shingles from the inside out. You might also have issues if the previous owner just nailed new shingles over old ones to save money. That is a shortcut that traps moisture and cuts the life of the new roof in half. Maintenance matters more than people think.
Ultimately, your roof is the first layer of protection for your home. By knowing how much time until that happens, you can plan your finances ahead of time rather than panicking when a leak does start. Whether you’re going cheap with shingles or high-end with a lifetime metal roof, it’s the only way to sidestep surprises.

We regret to inform you that we cannot provide a warranty specifically for roof leaks. Roof leaks can
be exceptionally challenging to detect and diagnose due to a variety of factors, including:
1. Complexity of Detection: Roof leaks often originate from hidden or unexpected areas, making it
difficult to pinpoint the exact source without comprehensive and sometimes invasive investigation.
2. Environmental Factors: Roofs are exposed to various weather conditions, such as heavy rain
and wind, which can unpredictably impact the roof's integrity over time.
3. Material Aging and Wear: Over time, roofing materials naturally age and may develop
weaknesses that are not immediately apparent during inspections. Can be very difficult and time
consuming to detect.
4. Previous Repairs and Installations: The condition and quality of previous repairs or installations
can significantly influence the occurrence and detection of leaks, adding complexity to warranty
coverage.
Despite these challenges, please be assured that our team is committed to addressing any roof leaks
that may arise. We will always work to our best ability to identify and solve roof leaks promptly and
effectively, ensuring the longevity and performance of your roof.
The best process to do this is to have your roof high pressure washed first. After this is done contact
your solar company and ask them to install rails and wiring. When this is finished, we will fully restore
the roof and leave you with spare coated tiles and touch up paint. The solar company final task to
connect the panels to the railing.
Yes, he majority of roof we restore now days do have solar panels. We high pressure the roof and
rinse all panels. When it’s time for painting we cover all panels with a plastic film and paint underneath
the panels, so all visible tiles are coated with primer and colour.
If your tiles are porous this means that they are retaining water which adds significant weight to your
roof and roofing timbers, leading to potential leaks and structural issues. To prevent this we apply a
maxi build primer to the rooftiles when painting. This Ensures that the tiles are coated very thick. All
cracks and rough surfaces on the tiles are filled in turn giving the finish much more appealing and
bolder.
All solar panels rely on a clean surface to be able to work to their optimum capacity. When the surface
gets dirty it restricts the panels’ ability to capture sunlight efficiently and will therefore not produce as
much electricity. Regular cleaning is not only advised for productivity of the panel but also in most
cases to adhere to warranty requirements Aswell.
Whirly vents help your roof space breathe, in turn saving you money on your energy costs.
Roof repairs typically start from $250 for minor tile fixes, while more extensive jobs or full restorations can range from $2,500 to $10,000 depending on roof size and condition.
If your roof has multiple issues like leaks, tile damage, faded paint, or rusted valleys, a roof restoration is often more cost-effective long-term.
Absolutely. We’re licensed, insured, and trusted by hundreds of Adelaide homeowners for quality roof repair and restoration services.
