MarchYour roof is your home’s first line of defence against Australia’s harsh weather conditions. From intense sun exposure and heavy rain to coastal salt air and falling debris, your roof handles a lot year-round. Yet, it’s one of the most overlooked parts of a home when it comes to maintenance.
Over time, dirt, moss, lichen, mould, and algae build up — not only affecting your home’s appearance but also weakening your roof’s structure.
In this ultimate guide, we’ll cover:
How roof cleaning works
How much it costs in 2026
The step-by-step cleaning process
The long-term benefits
How to know when it’s time to clean your roof
Many homeowners think roof cleaning is purely cosmetic. While it certainly improves curb appeal, the real benefits go much deeper.
Organic growth like moss and lichen holds moisture against your roof tiles. Over time, that moisture can:
Cause tile cracks
Lead to leaks
Weaken ridge capping
Block gutters
Shorten roof lifespan
Regular cleaning prevents these problems and protects your investment.
Roof cleaning costs vary depending on size, material, and condition. On average across Australia:
Small single-storey homes: $700 – $1,500
Medium homes: $1,500 – $3,000
Large or double-storey homes: $3,000 – $5,000+
Per square metre: $4 – $12
The final cost depends on several factors.
Larger roofs require more time, water, and cleaning solution.
Different materials require different approaches:
Concrete tiles
Terracotta tiles
Colorbond roofing
Metal roofing
Delicate materials often require soft washing rather than high-pressure cleaning.
Heavy buildup requires pre-treatment and manual removal, increasing labour time.
Steeper or double-storey roofs require extra safety measures, which may raise costs.
Limited access around your property can make the job more complex.
Professional roof cleaning follows a structured process to ensure safety and long-lasting results.
Before cleaning begins, professionals inspect the roof to identify:
Cracked tiles
Loose ridge caps
Structural issues
Areas with heavy moss growth
This ensures no underlying problems are overlooked.
Safety harnesses, anchor points, and protective equipment are installed before work begins. Roof cleaning is high-risk work that requires proper safety procedures.
For heavily affected roofs, a biodegradable cleaning solution is applied to break down moss and lichen before washing.
There are two main methods:
Uses pressurised water to remove dirt and debris quickly. Suitable for durable concrete tiles.
Uses low-pressure water combined with specialised cleaning agents to safely kill moss and algae at the root. Ideal for delicate tiles and metal roofs.
Many professionals now recommend soft washing for longer-lasting results.
Debris washed off the roof often ends up in gutters. A thorough clean ensures proper drainage.
After cleaning, a final inspection ensures all areas are properly treated and no damage occurred during the process.
By removing moisture-trapping moss and debris, roof cleaning can extend your roof’s lifespan by 5–10 years.
Routine cleaning reduces the risk of:
Water leaks
Tile cracking
Ridge cap deterioration
Structural rot
Preventative maintenance is far cheaper than roof restoration or replacement.
A clean roof reflects sunlight more effectively than a dirt-covered one, helping regulate indoor temperatures.
A clean roof dramatically improves curb appeal. If you’re selling your home, it can increase buyer confidence and improve listing photos.
Some roofing warranties require regular maintenance. Professional cleaning helps maintain compliance.
In Australian conditions, roof cleaning is recommended:
Every 2–4 years for most homes
Every 1–2 years if surrounded by trees
More frequently in coastal or humid areas
Regular maintenance prevents heavy buildup and keeps future cleaning costs lower.
While DIY roof cleaning may seem like a cost-saving option, it carries significant risks:
Slips and falls
Tile breakage
Water intrusion under tiles
Incorrect chemical use
Voiding roof warranty
Professional roof cleaners use commercial equipment, correct pressure levels, and safety systems.
In most cases, professional cleaning is safer and more cost-effective long term.
You may need professional cleaning if you notice:
Green moss patches
Black streaks
Lichen growth
Blocked gutters
Water stains inside your home
Faded or dull roof appearance
Addressing these signs early can prevent costly damage.
It’s important to understand the difference:
Roof Cleaning
Removes dirt and organic growth
Preventative maintenance
Lower cost
Roof Restoration
Includes cleaning, repairs, repointing, and repainting
Required for aging or damaged roofs
Significantly higher cost ($4,000 – $15,000+)

We regret to inform you that we cannot provide a warranty specifically for roof leaks. Roof leaks can
be exceptionally challenging to detect and diagnose due to a variety of factors, including:
1. Complexity of Detection: Roof leaks often originate from hidden or unexpected areas, making it
difficult to pinpoint the exact source without comprehensive and sometimes invasive investigation.
2. Environmental Factors: Roofs are exposed to various weather conditions, such as heavy rain
and wind, which can unpredictably impact the roof's integrity over time.
3. Material Aging and Wear: Over time, roofing materials naturally age and may develop
weaknesses that are not immediately apparent during inspections. Can be very difficult and time
consuming to detect.
4. Previous Repairs and Installations: The condition and quality of previous repairs or installations
can significantly influence the occurrence and detection of leaks, adding complexity to warranty
coverage.
Despite these challenges, please be assured that our team is committed to addressing any roof leaks
that may arise. We will always work to our best ability to identify and solve roof leaks promptly and
effectively, ensuring the longevity and performance of your roof.
The best process to do this is to have your roof high pressure washed first. After this is done contact
your solar company and ask them to install rails and wiring. When this is finished, we will fully restore
the roof and leave you with spare coated tiles and touch up paint. The solar company final task to
connect the panels to the railing.
Yes, he majority of roof we restore now days do have solar panels. We high pressure the roof and
rinse all panels. When it’s time for painting we cover all panels with a plastic film and paint underneath
the panels, so all visible tiles are coated with primer and colour.
If your tiles are porous this means that they are retaining water which adds significant weight to your
roof and roofing timbers, leading to potential leaks and structural issues. To prevent this we apply a
maxi build primer to the rooftiles when painting. This Ensures that the tiles are coated very thick. All
cracks and rough surfaces on the tiles are filled in turn giving the finish much more appealing and
bolder.
All solar panels rely on a clean surface to be able to work to their optimum capacity. When the surface
gets dirty it restricts the panels’ ability to capture sunlight efficiently and will therefore not produce as
much electricity. Regular cleaning is not only advised for productivity of the panel but also in most
cases to adhere to warranty requirements Aswell.
Whirly vents help your roof space breathe, in turn saving you money on your energy costs.
Roof repairs typically start from $250 for minor tile fixes, while more extensive jobs or full restorations can range from $2,500 to $10,000 depending on roof size and condition.
If your roof has multiple issues like leaks, tile damage, faded paint, or rusted valleys, a roof restoration is often more cost-effective long-term.
Absolutely. We’re licensed, insured, and trusted by hundreds of Adelaide homeowners for quality roof repair and restoration services.
