OctoberYour roof is one of the most critical elements of your home — it protects your property from Adelaide’s unpredictable weather while adding to its overall appearance and value. But over time, even the strongest roofs need attention. That’s where roof restoration comes in — a cost-effective way to bring your roof back to life without a full replacement.
If you’re wondering how much roof restoration in Adelaide costs and what factors influence it, this guide breaks down everything you need to know.
The average cost of a roof restoration in Adelaide typically ranges between $3,000 and $9,000, depending on the size, roof type, and condition. Here’s a quick breakdown:
| Roof Type | Typical Cost Range |
|---|---|
| Small single-storey home | $3,000 – $4,500 |
| Medium-sized home | $4,500 – $6,500 |
| Large or double-storey home | $6,500 – $9,000+ |
This estimate includes cleaning, repairing, re-pointing, and painting — but may vary based on the project’s complexity.
If your roof has serious damage, such as leaks or broken tiles, consider our Roof Repair Adelaide service for targeted fixes before undertaking a full restoration.
The total cost depends on several factors unique to your home. Before accepting a quote, consider these key points:
Larger roofs naturally require more materials, paint, and labour. Complex rooflines, skylights, or steep pitches can increase costs due to additional safety measures.
Older roofs or those with cracked tiles, damaged bedding, or worn flashing will need extra repairs before restoration — slightly increasing the price.
Concrete, terracotta, and metal roofs each have different preparation and coating requirements. Discuss the best coating solution with your restoration expert.
Multi-storey homes or hard-to-reach roofs may require scaffolding or additional safety equipment, which can raise the overall project cost.
Getting an online quote for roof restoration is a convenient first step — but remember, every roof is unique. Online quotes provide only a rough estimate. The best approach is to request an on-site inspection for a more accurate quote based on your roof’s actual condition and needs.
At Roof Revival, we provide free, no-obligation inspections to ensure transparency and accuracy before any work begins.
Some roofing companies offer a house discount or package deal when you combine multiple services, such as roof cleaning, painting, and restoration. It’s worth asking your contractor if you can save by bundling services.

It’s tempting to go with the lowest quote, but beware of underqualified contractors offering “too-good-to-be-true” prices. Cheap jobs often skip essential steps, such as sealing, priming, or using quality paint, leading to early deterioration and costly future repairs.
A professionally restored property should last 15–20 years when done correctly, making it a valuable long-term investment.
Selecting a trusted and experienced company makes all the difference. A reputable roofer will:
Inspect and photograph your roof before quoting
Use high-quality materials and coatings

We regret to inform you that we cannot provide a warranty specifically for roof leaks. Roof leaks can
be exceptionally challenging to detect and diagnose due to a variety of factors, including:
1. Complexity of Detection: Roof leaks often originate from hidden or unexpected areas, making it
difficult to pinpoint the exact source without comprehensive and sometimes invasive investigation.
2. Environmental Factors: Roofs are exposed to various weather conditions, such as heavy rain
and wind, which can unpredictably impact the roof's integrity over time.
3. Material Aging and Wear: Over time, roofing materials naturally age and may develop
weaknesses that are not immediately apparent during inspections. Can be very difficult and time
consuming to detect.
4. Previous Repairs and Installations: The condition and quality of previous repairs or installations
can significantly influence the occurrence and detection of leaks, adding complexity to warranty
coverage.
Despite these challenges, please be assured that our team is committed to addressing any roof leaks
that may arise. We will always work to our best ability to identify and solve roof leaks promptly and
effectively, ensuring the longevity and performance of your roof.
The best process to do this is to have your roof high pressure washed first. After this is done contact
your solar company and ask them to install rails and wiring. When this is finished, we will fully restore
the roof and leave you with spare coated tiles and touch up paint. The solar company final task to
connect the panels to the railing.
Yes, he majority of roof we restore now days do have solar panels. We high pressure the roof and
rinse all panels. When it’s time for painting we cover all panels with a plastic film and paint underneath
the panels, so all visible tiles are coated with primer and colour.
If your tiles are porous this means that they are retaining water which adds significant weight to your
roof and roofing timbers, leading to potential leaks and structural issues. To prevent this we apply a
maxi build primer to the rooftiles when painting. This Ensures that the tiles are coated very thick. All
cracks and rough surfaces on the tiles are filled in turn giving the finish much more appealing and
bolder.
All solar panels rely on a clean surface to be able to work to their optimum capacity. When the surface
gets dirty it restricts the panels’ ability to capture sunlight efficiently and will therefore not produce as
much electricity. Regular cleaning is not only advised for productivity of the panel but also in most
cases to adhere to warranty requirements Aswell.
Whirly vents help your roof space breathe, in turn saving you money on your energy costs.
Roof repairs typically start from $250 for minor tile fixes, while more extensive jobs or full restorations can range from $2,500 to $10,000 depending on roof size and condition.
If your roof has multiple issues like leaks, tile damage, faded paint, or rusted valleys, a roof restoration is often more cost-effective long-term.
Absolutely. We’re licensed, insured, and trusted by hundreds of Adelaide homeowners for quality roof repair and restoration services.
