MarchKeeping your home looking fresh and structurally sound is about more than just interior décor — your roof plays a major role in protection, performance and curb appeal. A high-quality roof paint job can transform the look of your house, extend the life of roofing materials, and enhance weather resistance. But how much does roof painting cost in 2026, and what factors influence the price?
This comprehensive Roof Painting Cost Guide covers everything you need to know before booking a professional — from average pricing, roof types, materials, preparatory work, to value-for-money tips.
Roof painting isn’t just aesthetic. When done correctly:
Protects your roof from UV damage & rust
Prevents water intrusion
Improves thermal efficiency
Boosts resale value of your home
Restores faded or damaged surfaces
Whether you’re renovating, preparing to sell, or simply maintaining your investment, understanding cost dynamics helps you budget smarter. Let’s break it down.
Roof painting costs vary dramatically based on size, material, location, and preparation work. In 2026, most homeowners can expect the following ranges:
| Roof Size/Type | Estimated Cost (AUD) |
|---|---|
| Small roofs (under 150 m²) | $900 – $1,500 |
| Medium roofs (150-250 m²) | $1,400 – $2,500 |
| Large roofs (250 m²+) | $2,500 – $4,000+ |
| Steep or complex roofs | Additional $500 – $1,200 |
| Per m² rate | $7 – $15 /m² |
These are general guidelines. A detailed quote from a professional house painter will give the most accurate estimate.
Understanding pricing drivers helps you anticipate expenses and avoid unexpected charges. These are the key factors:
The larger the roof, the more paint, labour, scaffolding and equipment required.
Wide expanses = higher material costs
Multiple ridges, valleys & angles = longer time
High or two-storey roofs = extra safety gear
Complex roofs often incur higher labour costs due to safety challenges.
Not all roofs are painted the same:
| Roof Material | Painting Difficulty |
|---|---|
| Metal/Colorbond | Easier & cheaper |
| Concrete tiles | Mid-range |
| Terracotta tiles | Harder & more expensive |
| Slate/Clay | Most expensive due to fragility |
Each material requires different primers, cleaning techniques, and paint types — which directly affects cost.
Prep is where many DIY attempts fail. A professional roof paint job includes thorough surface prep:
Cleaning (soft wash or pressure wash)
Rust removal on metal roofs
Crack & tile repair
Priming those surfaces
Prep ensures paint adheres properly and lasts longer — but it adds time and materials, influencing price.
Roof paints vary in quality:
Standard acrylic paints – lower cost
Elastomeric paints – better weather resistance
Heat-reflective coatings – highest cost but best in hot climates
Higher-end paints cost more but bring better longevity and protection.
Some jobs require:
Scaffolding or elevated platforms
Safety harnesses
Additional insurance coverage
These safety considerations can add $200 – $1,000+ depending on job complexity.
Most roof painters charge per hour or as part of a package.
Typical labour rates in 2026:
👉 $45 – $85 per hour depending on experience and region.
More complex jobs or repairs will increase labour hours.
Material costs include:
Paint
Primer
Sealants
Brushes/rollers/sprayers
Average material cost per m²:
👉 $4 – $9 /m² depending on the paint quality.
Professional roof coating jobs always include surface preparation. Depending on condition:
Light clean & prime: $150 – $400
Deep cleaning & repairs: $400 – $1,200+
A poorly cleaned roof will cause the paint to fail prematurely — costing you more long-term.
Many homeowners add features like:
| Add-On | Typical Cost |
|---|---|
| Moss/algae protection coating | $150 – $400 |
| Gloss or UV protective topcoat | $300 – $900 |
| Gutter painting | $150 – $350 |
| Roof sealing | $500 – $1,200 |
These add-on services extend longevity and improve performance.

Invest in quality paint — it may cost more upfront but lasts longer and needs less frequent repainting.
Always collect multiple professional quotes — but don’t just pick the cheapest. Look for quality, warranty, and detailed breakdowns.
Before committing, get clear answers about:

We regret to inform you that we cannot provide a warranty specifically for roof leaks. Roof leaks can
be exceptionally challenging to detect and diagnose due to a variety of factors, including:
1. Complexity of Detection: Roof leaks often originate from hidden or unexpected areas, making it
difficult to pinpoint the exact source without comprehensive and sometimes invasive investigation.
2. Environmental Factors: Roofs are exposed to various weather conditions, such as heavy rain
and wind, which can unpredictably impact the roof's integrity over time.
3. Material Aging and Wear: Over time, roofing materials naturally age and may develop
weaknesses that are not immediately apparent during inspections. Can be very difficult and time
consuming to detect.
4. Previous Repairs and Installations: The condition and quality of previous repairs or installations
can significantly influence the occurrence and detection of leaks, adding complexity to warranty
coverage.
Despite these challenges, please be assured that our team is committed to addressing any roof leaks
that may arise. We will always work to our best ability to identify and solve roof leaks promptly and
effectively, ensuring the longevity and performance of your roof.
The best process to do this is to have your roof high pressure washed first. After this is done contact
your solar company and ask them to install rails and wiring. When this is finished, we will fully restore
the roof and leave you with spare coated tiles and touch up paint. The solar company final task to
connect the panels to the railing.
Yes, he majority of roof we restore now days do have solar panels. We high pressure the roof and
rinse all panels. When it’s time for painting we cover all panels with a plastic film and paint underneath
the panels, so all visible tiles are coated with primer and colour.
If your tiles are porous this means that they are retaining water which adds significant weight to your
roof and roofing timbers, leading to potential leaks and structural issues. To prevent this we apply a
maxi build primer to the rooftiles when painting. This Ensures that the tiles are coated very thick. All
cracks and rough surfaces on the tiles are filled in turn giving the finish much more appealing and
bolder.
All solar panels rely on a clean surface to be able to work to their optimum capacity. When the surface
gets dirty it restricts the panels’ ability to capture sunlight efficiently and will therefore not produce as
much electricity. Regular cleaning is not only advised for productivity of the panel but also in most
cases to adhere to warranty requirements Aswell.
Whirly vents help your roof space breathe, in turn saving you money on your energy costs.
Roof repairs typically start from $250 for minor tile fixes, while more extensive jobs or full restorations can range from $2,500 to $10,000 depending on roof size and condition.
If your roof has multiple issues like leaks, tile damage, faded paint, or rusted valleys, a roof restoration is often more cost-effective long-term.
