JanuaryMost of us don’t consider spending a lot of money on their roof as an exciting thing to do first thing in the morning. That is a different matter from going to buy a new TV or booking a vacation. But then you find a water stain on the ceiling, or you return home and see that your tiles look old and have been covered with moss. And immediately, you consider how much this is going to hurt your wallet, right?
We get it. You just want a straight answer. You don’t want to call three different companies. You also don’t want to go through a really long sales pitch just for a price.
So, let us get straight to the point.
Are you in Adelaide? Normally a roof restoration would be anywhere from $2,500 to $10,000. Prices can go up or down depending on what is exactly needed.
Yes, we know. That is a big gap.
But, sort of, it’s the same thing as if you were to ask, “how much for a car?” A really dilapidated old pick-up truck, you would probably be able to pay a lot less than for a 4WD brand new. In fact, it’s all about what we’ll discover once we get up there. Here is exactly what you are paying for (so you know we aren’t just making numbers up).
A lot of people think restoration is just “painting the roof.”
We wish it were that simple! Painting is actually the easy bit. Most of the hard work happens before any paint touches the walls.
Here is the clear picture:
This is the area where the bulk of the expense lies. We have to ensure it is completely waterproof before we can beautify it. In Adelaide, our scorching summers tend to dry out the cement that is used to hold your ridge caps in place (which is the ”pointing”). It cracks and crumbles. We have to strip the old stuff off and redo it by hand. If we skip this? The paint might still look good after one year, but the roof would continue to leak. What you are really paying for is the effort and the hard work that goes into proper preparation.
Is your house single-story on flat ground? Easy. Is it two stories? Or on a steep hill? It’s a little more complicated than that. You can’t just grab a ladder and go for it. We have to use safety rails or scaffolding to protect our crew. Renting and setting up that gear costs a bit of money, so tricky roofs cost a little more.
You can buy cheap roof paint. It looks okay when it is wet. But give it two summers? It peels and fades. We use the real deal; stuff made for Aussie weather (like Acryloc). It is thick, flexible, and some of it even reflects heat to keep your house cooler. Good materials may cost more, but they last much longer.
Think of it this way.
A full roof destruction eliminates all materials before a new roof is installed. Costs usually fall between $20,000 and $40,000.
Restoration is usually about a third of that price.
You are basically recycling your roof. You patch up the leaks, refurbish the place so that it’s as good as new, and give it another 10 or 15 years of life. It is pretty smart money if you ask us.
We have to mention this. If someone knocks on your door and says they will do the whole job for $1,500 cash… Please, just say no.
Seriously.
To go that cheaply, they have to cut corners. Usually, they skip the primer, or they don’t fix the broken tiles. We end up fixing a lot of those “cheap” jobs a year later. It is not fun for anyone.
Hope this gives you a better idea. We won’t be able to give you an exact quote via the internet, but we certainly can help you work it out.

We regret to inform you that we cannot provide a warranty specifically for roof leaks. Roof leaks can
be exceptionally challenging to detect and diagnose due to a variety of factors, including:
1. Complexity of Detection: Roof leaks often originate from hidden or unexpected areas, making it
difficult to pinpoint the exact source without comprehensive and sometimes invasive investigation.
2. Environmental Factors: Roofs are exposed to various weather conditions, such as heavy rain
and wind, which can unpredictably impact the roof's integrity over time.
3. Material Aging and Wear: Over time, roofing materials naturally age and may develop
weaknesses that are not immediately apparent during inspections. Can be very difficult and time
consuming to detect.
4. Previous Repairs and Installations: The condition and quality of previous repairs or installations
can significantly influence the occurrence and detection of leaks, adding complexity to warranty
coverage.
Despite these challenges, please be assured that our team is committed to addressing any roof leaks
that may arise. We will always work to our best ability to identify and solve roof leaks promptly and
effectively, ensuring the longevity and performance of your roof.
The best process to do this is to have your roof high pressure washed first. After this is done contact
your solar company and ask them to install rails and wiring. When this is finished, we will fully restore
the roof and leave you with spare coated tiles and touch up paint. The solar company final task to
connect the panels to the railing.
Yes, he majority of roof we restore now days do have solar panels. We high pressure the roof and
rinse all panels. When it’s time for painting we cover all panels with a plastic film and paint underneath
the panels, so all visible tiles are coated with primer and colour.
If your tiles are porous this means that they are retaining water which adds significant weight to your
roof and roofing timbers, leading to potential leaks and structural issues. To prevent this we apply a
maxi build primer to the rooftiles when painting. This Ensures that the tiles are coated very thick. All
cracks and rough surfaces on the tiles are filled in turn giving the finish much more appealing and
bolder.
All solar panels rely on a clean surface to be able to work to their optimum capacity. When the surface
gets dirty it restricts the panels’ ability to capture sunlight efficiently and will therefore not produce as
much electricity. Regular cleaning is not only advised for productivity of the panel but also in most
cases to adhere to warranty requirements Aswell.
Whirly vents help your roof space breathe, in turn saving you money on your energy costs.
Roof repairs typically start from $250 for minor tile fixes, while more extensive jobs or full restorations can range from $2,500 to $10,000 depending on roof size and condition.
If your roof has multiple issues like leaks, tile damage, faded paint, or rusted valleys, a roof restoration is often more cost-effective long-term.
Absolutely. We’re licensed, insured, and trusted by hundreds of Adelaide homeowners for quality roof repair and restoration services.
