MarchYour roof protects your home from Australia’s harsh climate — intense UV exposure, heavy rain, coastal salt, wind, and falling debris. Over time, dirt, moss, lichen, mould, and algae begin to build up. While it may seem like a cosmetic issue, neglected roof buildup can lead to serious structural problems.
So the question many homeowners are asking in 2026 is:
How much does roof cleaning cost in Australia?
In this guide, we break down average prices, factors that influence costs, cleaning methods, and how to get the best value for your investment.
Across Australia, professional roof cleaning typically costs:
$700 – $1,500 for a small single-storey home
$1,500 – $3,000 for a medium-sized home
$3,000 – $5,000+ for large or double-storey properties
$4 – $12 per square metre depending on condition and location
Pricing varies depending on roof size, pitch, material, and how much moss or lichen has accumulated.
Several key factors determine the final price.
The larger your roof, the more time, water, chemicals, and labour are required. Most contractors base pricing on square metre coverage.
Different materials require different cleaning techniques:
Concrete tiles – Common and durable
Terracotta tiles – Require careful pressure control
Colorbond roofs – Typically soft-washed
Metal roofing – May require rust treatment
Delicate surfaces often require soft washing, which can cost slightly more than standard pressure cleaning.
Light dirt removal is straightforward. However, thick moss or heavy lichen buildup requires:
Pre-treatment solutions
Manual scraping
Additional rinse cycles
The more buildup, the higher the cost.
Steep or multi-storey roofs require:
Safety harnesses
Additional labour
Scaffolding or elevated platforms
This increases job complexity and pricing.
Pricing can vary depending on the region:
Coastal areas may require salt removal
High-rainfall regions encourage faster moss growth
Urban areas may have higher labour rates
Major cities such as Adelaide, Melbourne, Sydney, and Brisbane may have slightly higher service rates compared to regional areas.
This method uses pressurised water to remove dirt and moss quickly.
Cost: $800 – $2,500
Best for: Concrete tile roofs in good condition
Pros:
Fast
Effective for visible grime
Cons:
Can damage older tiles
May remove protective coatings
Soft washing uses low-pressure water combined with specialised cleaning solutions to kill organic growth at the root.
Cost: $1,200 – $4,000
Pros:
Safer for delicate roofs
Prevents rapid regrowth
Longer-lasting results
Cons:
Slightly higher upfront cost
Most professional roof cleaning companies now recommend soft washing for long-term roof protection.
Many roof cleaning jobs uncover minor issues such as:
Cracked tiles
Ridge cap damage
Loose pointing
Blocked gutters
Optional add-ons may include:
Gutter cleaning: $150 – $400
Minor tile replacement: $200 – $800
Ridge cap repointing: $800 – $2,500
Roof sealing or painting: $3,000 – $10,000+
Bundling services can sometimes reduce total labour costs.
Absolutely — when done professionally.
Here’s why:
Moss traps moisture. Moisture can lead to:
Cracked tiles
Leaks
Rotting underlayment
Structural damage
A $1,500 cleaning job today could prevent a $10,000 roof restoration later.
Regular maintenance can extend your roof’s life by 5–10 years by preventing deterioration.
A clean roof improves street appeal and increases buyer confidence. If you’re selling your home, roof cleaning can improve listing photos and overall presentation.
In Australia, professionals generally recommend:
Every 2–4 years for standard homes
Every 1–2 years in heavily wooded or humid areas
More frequently in coastal regions
Regular maintenance reduces heavy buildup, which keeps future cleaning costs lower.
Some homeowners attempt DIY roof cleaning to save money. However, risks include:
Slips and falls
Tile breakage
Incorrect chemical use
Water penetration under tiles
Voiding roof warranties
Professional roof cleaners use commercial-grade equipment, proper safety systems, and roof-safe techniques.
In most cases, professional cleaning is safer and more cost-effective long term.
You may need roof cleaning if you notice:
Green moss patches
Black streaks
Lichen growth
Overflowing gutters
Discoloured tiles
Water stains on ceilings
Addressing these early prevents bigger structural problems.

We regret to inform you that we cannot provide a warranty specifically for roof leaks. Roof leaks can
be exceptionally challenging to detect and diagnose due to a variety of factors, including:
1. Complexity of Detection: Roof leaks often originate from hidden or unexpected areas, making it
difficult to pinpoint the exact source without comprehensive and sometimes invasive investigation.
2. Environmental Factors: Roofs are exposed to various weather conditions, such as heavy rain
and wind, which can unpredictably impact the roof's integrity over time.
3. Material Aging and Wear: Over time, roofing materials naturally age and may develop
weaknesses that are not immediately apparent during inspections. Can be very difficult and time
consuming to detect.
4. Previous Repairs and Installations: The condition and quality of previous repairs or installations
can significantly influence the occurrence and detection of leaks, adding complexity to warranty
coverage.
Despite these challenges, please be assured that our team is committed to addressing any roof leaks
that may arise. We will always work to our best ability to identify and solve roof leaks promptly and
effectively, ensuring the longevity and performance of your roof.
The best process to do this is to have your roof high pressure washed first. After this is done contact
your solar company and ask them to install rails and wiring. When this is finished, we will fully restore
the roof and leave you with spare coated tiles and touch up paint. The solar company final task to
connect the panels to the railing.
Yes, he majority of roof we restore now days do have solar panels. We high pressure the roof and
rinse all panels. When it’s time for painting we cover all panels with a plastic film and paint underneath
the panels, so all visible tiles are coated with primer and colour.
If your tiles are porous this means that they are retaining water which adds significant weight to your
roof and roofing timbers, leading to potential leaks and structural issues. To prevent this we apply a
maxi build primer to the rooftiles when painting. This Ensures that the tiles are coated very thick. All
cracks and rough surfaces on the tiles are filled in turn giving the finish much more appealing and
bolder.
All solar panels rely on a clean surface to be able to work to their optimum capacity. When the surface
gets dirty it restricts the panels’ ability to capture sunlight efficiently and will therefore not produce as
much electricity. Regular cleaning is not only advised for productivity of the panel but also in most
cases to adhere to warranty requirements Aswell.
Whirly vents help your roof space breathe, in turn saving you money on your energy costs.
Roof repairs typically start from $250 for minor tile fixes, while more extensive jobs or full restorations can range from $2,500 to $10,000 depending on roof size and condition.
If your roof has multiple issues like leaks, tile damage, faded paint, or rusted valleys, a roof restoration is often more cost-effective long-term.
Absolutely. We’re licensed, insured, and trusted by hundreds of Adelaide homeowners for quality roof repair and restoration services.
