How Much Does it Cost to Re Roof in Adelaide?

So… you looked up at your roof the other day and realized it has seen better days. Or maybe you have noticed that dreaded drip, drip, drip during the last big Adelaide downpour. Ugh. Who‍‌‍‍‌ hasn’t experienced that? It’s nerve-wracking, and typically the very next thought after that is, “I wonder how much this will cost ‍‌‍‍‌me?”

We are not going to beat around the bush or hide the numbers behind a “call us for a quote” button. You want answers, and we believe in being upfront.

But… (and you knew there was a “but” coming) the price of a new roof in Adelaide is a bit like asking “How much is a car?” It really depends on what you are driving.

Let’s talk numbers

If you are looking for a quick ballpark figure for 2025, most homeowners in Adelaide are looking at somewhere between $20,000 and $45,000 for a full roof replacement.

We know… that is a big range. But here is how it breaks down for a standard 3-bedroom home:

  • The “Simple” Job: If you have a smaller home with easy access and you are swapping to Colorbond, you might get away with $20,000 to $23,000.
  • The Average Family Home: For a standard suburban house (say, swapping old concrete tiles for new iron or tiles), it is usually sitting in that $25,000 to $30,000 sweet spot.
  • The “Big” Job: Got a large home? Maybe some tricky angles or a steep pitch? You are likely looking at $35,000 to $45,000.

Why the price difference?

It is not just about the size of your roof. There are a few things that can bump that price up or down.

1. What are you putting on top?

In South Australia, we love our Colorbond. It is tough, looks sleek, and handles our crazy heatwaves well. Interestingly, shifting from tiles to metal (Colorbond) often sits in a similar price bracket to putting on brand-new concrete tiles… usually around $45 to $100 per square metre for the materials.

2. The nasty “A” word (Asbestos)

If your home was built before the 90s, there is a chance you have asbestos eaves or lining. Dealing with this safely is non-negotiable. It can add anywhere from $3,000 to $10,000 to the bill, depending on how much needs to go. It is not fun paying for something you can’t even see, but safety comes first.

3. Can we reach it?

If you have a two-story home, we often need scaffolding to keep our crew safe. That stuff isn’t cheap to rent and set up. Simply,‍‌‍‍‌ the installation of scaffolding on a complex two-level site can raise the project cost by $10,000 to ‍‌‍‍‌$12,000. Ouch.

Is it actually worth it?

Spending $30k on a roof isn’t as exciting as putting in a new pool… we get it. But unlike a pool, a new roof actually pays you back.

Studies suggest that a new roof can increase your home’s value by anywhere from 15% to 40%. That is a massive jump. Plus, if you switch to a modern metal roof, you could see a resale value bump of up to 6% compared to older materials.

And let’s not forget the energy bills. Old roofs leak air like a sieve. A‍‌‍‍‌ new, well-insulated roof will block the sun in January and retain the heat in July. This‍‌‍‍‌ is primarily the reason why a majority of people deem a re-roof as an investment rather than just a ‍‌‍‍‌repair.

So, what should you do?

When‍‌‍‍‌ the roof on your house is only a little bit old and worn, you do not necessarily have to change it completely. There are cases when a top-grade restoration (cleaning, re-pointing, and re-coating) suffices to make the roof last for another 10-15 years… and the restoration is priced at a small fraction of that of a new ‍‌‍‍‌roof.

That is where we come in.

At Roof Revival, we are locals. We don’t use generic products that melt in the SA sun. We use Acryloc membranes that are made right here in South Australia, specifically for our climate. 2. Environmental Factors: Roofs are exposed to various weather conditions, such as heavy rain
and wind, which can unpredictably impact the roof's integrity over time.

weaknesses that are not immediately apparent during inspections. Can be very difficult and time
consuming to detect.

I WANT TO INSTALL SOLAR PANELS WHATS THE BEST PROCESS TO HAVE MY ROOF FIXED BEFORE SOLAR IS INSTALLED?

The best process to do this is to have your roof high pressure washed first. After this is done contact
your solar company and ask them to install rails and wiring. When this is finished, we will fully restore
the roof and leave you with spare coated tiles and touch up paint. The solar company final task to
connect the panels to the railing.

MY ROOF HAS SOLAR PANELS ON THEM. CAN MY ROOF STILL BE RESTORED?

Yes, he majority of roof we restore now days do have solar panels. We high pressure the roof and
rinse all panels. When it’s time for painting we cover all panels with a plastic film and paint underneath
the panels, so all visible tiles are coated with primer and colour.

MY ROOFTILES ARE PORUOUS HOW CAN WE ACHIEVE A GOOD PAINT FINISH?

If your tiles are porous this means that they are retaining water which adds significant weight to your
roof and roofing timbers, leading to potential leaks and structural issues. To prevent this we apply a
maxi build primer to the rooftiles when painting. This Ensures that the tiles are coated very thick. All
cracks and rough surfaces on the tiles are filled in turn giving the finish much more appealing and
bolder.

WHY DO MY SOLAR PANNELS NEED REGULAR CLEANING?

All solar panels rely on a clean surface to be able to work to their optimum capacity. When the surface
gets dirty it restricts the panels’ ability to capture sunlight efficiently and will therefore not produce as
much electricity. Regular cleaning is not only advised for productivity of the panel but also in most
cases to adhere to warranty requirements Aswell.

WHATS THE PURPOSE OF WHIRLY VENTS?

Whirly vents help your roof space breathe, in turn saving you money on your energy costs.

What’s the average cost for roof repair in Adelaide?

Roof repairs typically start from $250 for minor tile fixes, while more extensive jobs or full restorations can range from $2,500 to $10,000 depending on roof size and condition.

How do I know if my roof needs restoration or just repair?

If your roof has multiple issues like leaks, tile damage, faded paint, or rusted valleys, a roof restoration is often more cost-effective long-term.
