MarchPainting your roof is one of the most effective ways to revitalize the look of your home, protect your investment, increase energy efficiency, and extend the lifespan of your roofing system. But one of the first questions most homeowners ask is:
How much does it cost to paint a roof?
The answer isn’t a simple flat fee — it depends on a range of factors, from roof size and material to preparation requirements and paint quality. In this comprehensive guide, we’ll break down costs you can expect in Australia, including examples, what influences pricing, and how to get the best value from your roof painting investment.
Before we dive into costs, let’s understand why roof painting is worth considering:
👉 Longer Roof Life – A quality paint system adds a protective layer against harsh Australian sun, rain, and moisture. Over time this can delay deterioration and degradation.
👉 Enhanced Curb Appeal – A freshly painted roof dramatically improves a home’s appearance and can boost resale value.
👉 Energy Efficiency – Reflective paints help reduce heat absorption, keeping interiors cooler and lowering energy costs.
While many DIY options exist, professional roof painting ensures proper preparation, application, and safety — ultimately delivering much better and longer-lasting results.
The cost of painting a roof in Australia varies widely based on project specifics, but the following ranges represent what most homeowners can expect:
From: ~$2,000
To: Upwards of ~$10,000+ depending on size and complexity.
Small roofs (100–150 m²): ~$2,000 – $4,000
Medium roofs (150–250 m²): ~$4,000 – $7,500
Large roofs (250 m²+): ~$8,000 – $12,000+.
According to Roof Revival’s own Adelaide pricing examples:
Small home (110 m² tile roof): ~$2,300
Medium home (180 m² Colorbond): ~$3,900
Large double-storey (320 m²): ~$6,200+
These figures include professional cleaning, preparation, and two coats of premium roof paint.
Most roof painters in Australia quote based on roof area:
| Roof Type | Estimated Cost per m² |
|---|---|
| Metal/Colorbond | $18 – $35 |
| Concrete/Terracotta tile | $25 – $48 |
| Premium finishes | $30 – $50+ |
Low end of the range applies to simpler jobs with easy access and minimal prep. Complex roofs with steep pitches, multiple levels, or poor access will push prices toward the higher end.
Here are the biggest factors that affect how much you’ll pay:
The bigger the roof, the more paint, prep, and labour required. Complex roofs with many angles, valleys, or steep pitches also take longer to paint and cost more.
Different materials require specific preparation and paints:
Metal roofs generally cost less than tile roofs.
Tiles are porous and require more primer and paint.
A roof in good condition is cheaper to repaint than one needing cleaning, repairs, or moss removal. Pressure cleaning may add a few hundred dollars, while roof repairs can add $500–$2,000 or more.
Steep roofs and multi-storey homes require scaffolding and extra safety measures, which increase labour costs.
Premium paints with heat reflective or weatherproof properties cost more upfront but offer better protection and longevity.
Prices can vary by city and region. For instance:
Sydney and Melbourne generally have higher rates than regional areas.
Understanding how roof painting costs break down helps you see the value:
Primer
Protective top coats
Specialised coatings
Pressure wash
Moss or mould removal
Back-rolling edges and ridges
Professional painters include:
Safe access setup (ladders, scaffolding)
Taping and masking
Multiple coats of paint
Professional cleanup ensures your site is left tidy.
All of these elements are included in most professional quotes — and are essential for a long-lasting paint job.
Many homeowners consider DIY to save money, but roof painting has serious safety and quality considerations:
Cost of materials and hire gear: ~$800–$2,500
No warranty or professional finish
Risk of injury or premature paint failure
DIY can save money initially, but poor adhesion or missed preparation often results in needing professional work sooner.
Expert surface prep and finish
Safety equipment and insured workers
Warranty coverage (often 5–10 years)
Faster completion (days, not weeks)
For many homeowners, the added upfront cost of professionals is offset by superior look, durability, and peace of mind.
Here are some smart ways to get better value without cutting corners:
Getting at least three quotes helps ensure competitive pricing and quality workmanship.
Painting in milder months (autumn/spring) can reduce delays and improve paint curing.
If your roof needs cleaning or minor repairs, combining these with painting saves repeat mobilisations.
Quality paint systems last longer and often cost less per year of performance.
Absolutely — when done right. A freshly painted roof:
✔ Enhances home curb appeal
✔ Protects against sun and moisture damage
✔ Can reduce heat absorption and energy bills
✔ Extends lifespan of your roof structure
Ultimately, roof painting isn’t just cosmetic — it’s a protective investment that pays off in performance and property value.

We regret to inform you that we cannot provide a warranty specifically for roof leaks. Roof leaks can
be exceptionally challenging to detect and diagnose due to a variety of factors, including:
1. Complexity of Detection: Roof leaks often originate from hidden or unexpected areas, making it
difficult to pinpoint the exact source without comprehensive and sometimes invasive investigation.
2. Environmental Factors: Roofs are exposed to various weather conditions, such as heavy rain
and wind, which can unpredictably impact the roof's integrity over time.
3. Material Aging and Wear: Over time, roofing materials naturally age and may develop
weaknesses that are not immediately apparent during inspections. Can be very difficult and time
consuming to detect.
4. Previous Repairs and Installations: The condition and quality of previous repairs or installations
can significantly influence the occurrence and detection of leaks, adding complexity to warranty
coverage.
Despite these challenges, please be assured that our team is committed to addressing any roof leaks
that may arise. We will always work to our best ability to identify and solve roof leaks promptly and
effectively, ensuring the longevity and performance of your roof.
The best process to do this is to have your roof high pressure washed first. After this is done contact
your solar company and ask them to install rails and wiring. When this is finished, we will fully restore
the roof and leave you with spare coated tiles and touch up paint. The solar company final task to
connect the panels to the railing.
Yes, he majority of roof we restore now days do have solar panels. We high pressure the roof and
rinse all panels. When it’s time for painting we cover all panels with a plastic film and paint underneath
the panels, so all visible tiles are coated with primer and colour.
If your tiles are porous this means that they are retaining water which adds significant weight to your
roof and roofing timbers, leading to potential leaks and structural issues. To prevent this we apply a
maxi build primer to the rooftiles when painting. This Ensures that the tiles are coated very thick. All
cracks and rough surfaces on the tiles are filled in turn giving the finish much more appealing and
bolder.
All solar panels rely on a clean surface to be able to work to their optimum capacity. When the surface
gets dirty it restricts the panels’ ability to capture sunlight efficiently and will therefore not produce as
much electricity. Regular cleaning is not only advised for productivity of the panel but also in most
cases to adhere to warranty requirements Aswell.
Whirly vents help your roof space breathe, in turn saving you money on your energy costs.
Roof repairs typically start from $250 for minor tile fixes, while more extensive jobs or full restorations can range from $2,500 to $10,000 depending on roof size and condition.
If your roof has multiple issues like leaks, tile damage, faded paint, or rusted valleys, a roof restoration is often more cost-effective long-term.
Absolutely. We’re licensed, insured, and trusted by hundreds of Adelaide homeowners for quality roof repair and restoration services.
