MarchWhen it comes to roof painting, everyone loves a good deal. But if you’ve received a quote that seems too good to be true, there’s a strong chance it probably is.
Roof painting is a significant investment in your home’s protection, appearance, and value. While competitive pricing is important, choosing the cheapest quote can often lead to poor workmanship, inferior materials, and costly repairs down the track.
In this guide, we explain why cheap roof painting quotes can be misleading — and how to choose a professional service that delivers true long-term value.
If you’ve collected multiple quotes, you may have noticed large price differences. Some contractors undercut competitors dramatically — sometimes by thousands of dollars.
Here’s why that happens.
Preparation is the most critical step in roof painting — and also the most time-consuming. Cheap contractors often:
Skip thorough pressure cleaning
Ignore moss, mould, and lichen treatment
Fail to treat rust properly
Don’t repair minor cracks or damaged tiles
Without proper prep, paint won’t adhere correctly. The result? Peeling, flaking, and premature failure within a few years — sometimes even months.
A professional roof painting job always starts with comprehensive cleaning and surface preparation. Cutting corners here guarantees problems later.
Not all roof paints are created equal. Premium roof coatings are formulated to withstand Australia’s harsh UV exposure, heavy rains, and temperature fluctuations.
Cheap quotes often rely on:
Budget-grade paint
Single-coat systems instead of two or three coats
Non-specialised exterior paints not designed for roofing materials
Lower-grade products fade faster, crack under heat, and provide minimal protection. While you may save money upfront, you’ll likely need repainting far sooner than expected.
Reputable roof painters stand behind their work with written warranties covering both workmanship and materials.
Cheap operators may:
Offer no warranty
Provide vague verbal guarantees
Disappear when problems arise
Without proper warranty coverage, you’re left paying for repairs yourself.
Roof painting requires skill, experience, and safety compliance. Some low-cost quotes come from:
Unlicensed operators
Uninsured contractors
Inexperienced workers
Cash-only businesses
This exposes homeowners to major risks — including poor workmanship and liability if accidents occur on your property.
Always verify licensing, insurance, and business credibility before accepting any quote.
Some cheap quotes appear attractive initially but don’t include essential services such as:
Minor repairs
Ridge cap repointing
Rust treatment
Additional coats
Once the job begins, “extras” are added — driving the final cost well beyond the original quote.
Transparent pricing is a sign of professionalism.
Choosing a cheap roof painting service can cost more in the long run.
Here’s how:
Peeling and fading may require repainting in just 2–4 years instead of 8–12 years.
Improper preparation can trap moisture, leading to rust, corrosion, or tile damage.
A poorly painted roof looks uneven, streaky, or blotchy — harming curb appeal rather than improving it.
Improper safety practices can result in accidents or property damage.
When you calculate the cost of repainting prematurely or repairing avoidable damage, the “cheap” option becomes far more expensive.
A quality roof painting service should provide a detailed, transparent quote that includes:
✔ Comprehensive pressure cleaning
✔ Moss, mould, and lichen treatment
✔ Rust treatment (for metal roofs)
✔ Tile replacement or minor repairs (if needed)
✔ Primer/undercoat
✔ Two full coats of premium roof membrane
✔ Safety equipment and compliance
✔ Cleanup after completion
✔ Written warranty
If a quote doesn’t clearly outline these steps, ask questions.
Your roof is your home’s first line of defence against the elements. A professionally painted roof:
Protects against UV damage
Seals porous surfaces
Reduces heat absorption
Improves home value
Extends roof lifespan
When done properly, roof painting can add years to your roof’s life — delaying costly roof replacement.
Paying slightly more for a reputable, experienced company ensures the job is done correctly the first time.
Instead of focusing only on price, compare quotes based on:
Are preparation steps clearly listed?
Is a premium Australian-approved roof membrane being used?
Two coats minimum is standard for durability.
Is it written? How long does it last?
Are they fully insured and compliant?
Look for consistent positive feedback and proven experience.
The goal isn’t to choose the most expensive quote — it’s to choose the best value.
Be cautious if a contractor:
🚩 Pressures you to sign immediately
🚩 Only accepts cash
🚩 Cannot provide proof of insurance
🚩 Refuses to provide a written quote
🚩 Offers a drastically lower price than others
🚩 Has no online presence or reviews
Trustworthy companies are transparent, professional, and willing to answer your questions.

✔ Skilled, experienced applicators

Your roof protects everything beneath it. Cutting corners on its care simply isn’t worth the risk.
Instead of asking, “Who is the cheapest?”
Ask, “Who will do it right?”

We regret to inform you that we cannot provide a warranty specifically for roof leaks. Roof leaks can
be exceptionally challenging to detect and diagnose due to a variety of factors, including:
1. Complexity of Detection: Roof leaks often originate from hidden or unexpected areas, making it
difficult to pinpoint the exact source without comprehensive and sometimes invasive investigation.
2. Environmental Factors: Roofs are exposed to various weather conditions, such as heavy rain
and wind, which can unpredictably impact the roof's integrity over time.
3. Material Aging and Wear: Over time, roofing materials naturally age and may develop
weaknesses that are not immediately apparent during inspections. Can be very difficult and time
consuming to detect.
4. Previous Repairs and Installations: The condition and quality of previous repairs or installations
can significantly influence the occurrence and detection of leaks, adding complexity to warranty
coverage.
Despite these challenges, please be assured that our team is committed to addressing any roof leaks
that may arise. We will always work to our best ability to identify and solve roof leaks promptly and
effectively, ensuring the longevity and performance of your roof.
The best process to do this is to have your roof high pressure washed first. After this is done contact
your solar company and ask them to install rails and wiring. When this is finished, we will fully restore
the roof and leave you with spare coated tiles and touch up paint. The solar company final task to
connect the panels to the railing.
Yes, he majority of roof we restore now days do have solar panels. We high pressure the roof and
rinse all panels. When it’s time for painting we cover all panels with a plastic film and paint underneath
the panels, so all visible tiles are coated with primer and colour.
If your tiles are porous this means that they are retaining water which adds significant weight to your
roof and roofing timbers, leading to potential leaks and structural issues. To prevent this we apply a
maxi build primer to the rooftiles when painting. This Ensures that the tiles are coated very thick. All
cracks and rough surfaces on the tiles are filled in turn giving the finish much more appealing and
bolder.
All solar panels rely on a clean surface to be able to work to their optimum capacity. When the surface
gets dirty it restricts the panels’ ability to capture sunlight efficiently and will therefore not produce as
much electricity. Regular cleaning is not only advised for productivity of the panel but also in most
cases to adhere to warranty requirements Aswell.
Whirly vents help your roof space breathe, in turn saving you money on your energy costs.
Roof repairs typically start from $250 for minor tile fixes, while more extensive jobs or full restorations can range from $2,500 to $10,000 depending on roof size and condition.
If your roof has multiple issues like leaks, tile damage, faded paint, or rusted valleys, a roof restoration is often more cost-effective long-term.
Absolutely. We’re licensed, insured, and trusted by hundreds of Adelaide homeowners for quality roof repair and restoration services.
