5 signs your roof needs replacing and what it will cost

Your roof is one of the most important parts of your home—it protects your property, your belongings, and your family from Australia’s harsh weather conditions. But like everything else, roofs don’t last forever.

Knowing when it’s time for a replacement can save you from costly structural damage, leaks, and safety risks. In this guide, we’ll walk you through the top 5 warning signs your roof needs replacing—plus a clear breakdown of roof replacement costs in Australia for 2026.

1. Your Roof Is Over 20–30 Years Old

One of the most obvious signs your roof may need replacing is its age.

Most roofing materials have a limited lifespan:

  • Asphalt shingles: 20–30 years
  • Metal roofs (e.g., Colorbond): 40–70 years
  • Tile roofs: 50+ years

If your roof is nearing the end of its expected lifespan, even if it looks fine, it could be structurally weakened.

Older roofs are more prone to:

  • Hidden leaks
  • Poor insulation
  • Weather damage

💡 Pro Tip: If your roof is over 25 years old, it’s worth getting a professional inspection—even if you don’t see visible damage.

2. Frequent Leaks or Water Damage

A leaking roof is more than just an inconvenience—it’s a serious warning sign.

Look for:

  • Water stains on ceilings or walls
  • Damp insulation in the attic
  • Mould or mildew growth

While minor leaks can sometimes be repaired, recurring leaks usually indicate widespread deterioration, meaning a full replacement is often the smarter investment.

Ignoring leaks can lead to:

  • Structural damage
  • Electrical hazards
  • Expensive interior repairs

3. Cracked, Broken, or Missing Tiles

Damaged roofing materials are a clear sign your roof is failing.

Check for:

  • Cracked or chipped tiles
  • Rusted or corroded metal sheets
  • Missing shingles

These issues expose your home to water infiltration and reduce your roof’s ability to withstand storms.

In Australia’s climate—especially with heavy rain, UV exposure, and storms—roofing materials degrade faster over time.

👉 If damage is widespread across your roof, repairs may no longer be cost-effective compared to replacement.

4. Sagging Roof Structure

A sagging roof is a major red flag—and often indicates structural failure.

Causes may include:

  • Rotting timber supports
  • Long-term water damage
  • Poor installation

A sagging roof can collapse if not addressed quickly, making it a serious safety hazard.

⚠️ If you notice any sagging or uneven areas, contact a roofing professional immediately. This is not a DIY fix.

5. Rising Energy Bills

Your roof plays a huge role in your home’s insulation and energy efficiency.

If you’ve noticed:

  • Higher heating or cooling bills
  • Difficulty maintaining indoor temperature

…it could be due to poor roof ventilation or deteriorating materials.

Modern roofing systems are designed to improve insulation and reflect heat, which can significantly reduce energy costs.

Replacing an old roof can:

  • Improve energy efficiency
  • Increase property value
  • Enhance comfort year-round

What Does Roof Replacement Cost in Australia (2026)?

Roof replacement costs vary depending on several factors, including size, material, and complexity.

Average Cost Overview

  • Mid-range roofing: $12,000–$30,000

Cost by Roofing Material

Here’s a breakdown of popular materials in Australia:

Metal Roofing (Colorbond, Steel)

  • Total: $9,000–$20,000 for average homes

✔ Durable
✔ Weather-resistant

Key Factors That Affect Cost

Several factors influence your final quote:

1. Roof Size

Larger roofs require more materials and labour, increasing costs significantly.

2. Roof Complexity

Steep slopes, multiple angles, or skylights increase labour time and difficulty.

3. Material Choice

Premium materials cost more upfront but last longer.

4. Labour & Location

Costs vary depending on your city and accessibility of the site.

5. Removal of Old Roof

Disposal and asbestos removal can add to the total cost.

Roof Repair vs Replacement: What’s Better?

Sometimes a repair is enough—but not always.

Choose Repairs If:

  • Damage is minor or localized
  • Roof is relatively new
  • Budget is tight

Choose Replacement If:

  • Roof is old (20+ years)
  • Damage is widespread
  • You have recurring leaks

💡 In many cases, repeated repairs end up costing more than a full replacement over time.

Final Thoughts

Your roof is your home’s first line of defence—don’t ignore the warning signs.

If you notice:

  • Age-related wear
  • Persistent leaks
  • Structural issues
  • Rising energy costs

…it may be time to consider a full roof replacement.

While the upfront cost can seem high, a new roof offers:

  • Long-term savings
  • Better energy efficiency
  • Increased property value
  • Peace of mind

I WANT TO INSTALL SOLAR PANELS WHATS THE BEST PROCESS TO HAVE MY ROOF FIXED BEFORE SOLAR IS INSTALLED?

The best process to do this is to have your roof high pressure washed first. After this is done contact
your solar company and ask them to install rails and wiring. When this is finished, we will fully restore
the roof and leave you with spare coated tiles and touch up paint. The solar company final task to
connect the panels to the railing.

MY ROOF HAS SOLAR PANELS ON THEM. CAN MY ROOF STILL BE RESTORED?

Yes, he majority of roof we restore now days do have solar panels. We high pressure the roof and
rinse all panels. When it’s time for painting we cover all panels with a plastic film and paint underneath
the panels, so all visible tiles are coated with primer and colour.

MY ROOFTILES ARE PORUOUS HOW CAN WE ACHIEVE A GOOD PAINT FINISH?

If your tiles are porous this means that they are retaining water which adds significant weight to your
roof and roofing timbers, leading to potential leaks and structural issues. To prevent this we apply a
maxi build primer to the rooftiles when painting. This Ensures that the tiles are coated very thick. All
cracks and rough surfaces on the tiles are filled in turn giving the finish much more appealing and
bolder.

WHY DO MY SOLAR PANNELS NEED REGULAR CLEANING?

All solar panels rely on a clean surface to be able to work to their optimum capacity. When the surface
gets dirty it restricts the panels’ ability to capture sunlight efficiently and will therefore not produce as
much electricity. Regular cleaning is not only advised for productivity of the panel but also in most
cases to adhere to warranty requirements Aswell.

WHATS THE PURPOSE OF WHIRLY VENTS?

Whirly vents help your roof space breathe, in turn saving you money on your energy costs.

Roof repairs typically start from $250 for minor tile fixes, while more extensive jobs or full restorations can range from $2,500 to $10,000 depending on roof size and condition.
